How do I search the lot using GIS Map?
A GIS (Geographic Information System) map is provided by the county assessor to help identify parcel boundaries, locations, and lot details. You can access GIS information through:
a. County Assessor Website
- Visit the assessor’s website for official parcel and boundary information.
b. Regrid.com
- Search using the Parcel ID in the top-right search bar.
- If multiple parcels appear, select the one matching the correct city and state.
- If you cannot find it by Parcel ID, try searching using the coordinates.
c. Google Maps
- Enter the property coordinates in the search bar.
- When zoomed in, parcel boundaries are visible in Default Map Mode (not in Satellite Mode). However, parcel numbers do not show up on google map.
Do you have more photos of the property?
All available photos are already included in the listing. We do not have any additional photos. We obtained these photos from public resources including GIS map from county, third party databases, or google street views and maps.
Can I visit the property?
Yes, you may visit the property at any time. Coordinates for each lot are provided in the listing. Please note: You will visit the property at your own risk. We are not liable for any loss, damage, or issues related to your visit.
Do I need to build immediately on the vacant lot, or is there a deadline?
There is no deadline to build on vacant lots. You may build it whenever you choose.
What is the zoning of the lot? What can I build?
We provide zoning information that is publicly available, but we do not guarantee its accuracy.
Buyers must verify zoning requirements directly with the local government.
No formal inspections have been conducted by us. All due diligence is the buyer’s responsibility.
Can I place a tiny home or trailer on the lot?
Please contact the local county or city government to confirm what types of structures are permitted on the property.
Are utilities available at the property?
Based on the location and surrounding developed properties, standard city utilities (electricity, water, and sewer) are typically available on the street or nearby. However, utility availability and connection requirements vary by city and service provider, so buyers are encouraged to verify directly with the local utility companies before building.
Are there any back taxes?
The back taxes are mentioned on each auction listing. The buyer has to assume the back taxes. These taxes are do due at the time of closing and can be paid directly to the county at later time.
Anyone can buy and name on the Deed
Can I buy property in the U.S. if I am not a U.S. citizen or live outside the United States?
Yes. You can purchase property from anywhere in the world. You do not need to be a U.S. citizen, and you do not need to be physically present in the United States.
Do I need to visit the property to complete the purchase?
No. All deed-transfer processes are completed remotely. You do not need to visit the property or travel anywhere to make the purchase.
Can I buy the property under my business name?
Yes. You may purchase the property under a business entity, have single ownership or joint ownership with your spouse, relatives or friends. We would need the name and addresses of the buyers that you would like on the deed. We do not need any identifications or proof of the address.
How long does it take to receive the deed?
The deed is processed and submitted to the county electronically within 24 hours after all the papers are signed the by buyer and the payment is made. The county usually take about 1-3 business days to record the deed.
Bidding Process
How does the bidding work?
After you have successfully completed the registration process, you are now permitted to start placing bids on assets.
To place a bid on an auction:
- Sign into your account
- After browsing and selecting a property, you can check the photos and property details. Please review this information carefully.
- If the auction is live and you meet the applicable restrictions, you will see the bidder’s box.
- Enter your bid amount there, and then click “Bid Now.”
- Before you click it, please ensure that you carefully review and understand the “Terms and Conditions.”
- No deposits are required.
- You can find all your bids under “auction” of “My Account” Page.
Once the auction period has ended, you will be notified of the auction results via email.

Is there a reserve price?
All our auctions listing are without reserve price.
Can I buy the property in person?
In person purchase can be completed in Bolingbrook, IL. The buyer and the seller can meet at local Notary to get the deed Notarized.
How can I tell if the property is available for the purchase?

Does the Seller have to approve the highest bid?
Note: An email does not constitute final acceptance of your bid or offer. The documentation process, including all signatures on the Purchase and Sale Agreement, must be completed before acceptance is considered final.
Can I use my real estate agent to assist with the bid/offer process?
Yes, real estate agents can register with BidLAND and submit bids behalf of their clients. Agents must be actively licensed in the state where the property is located.
Do I need a real estate agent to place a bid?
No, you can place a bid or submit an offer on BidLAND with or without an agent.
What is buyer’s premium?
Paid by the buyer at closing, this fee helps cover BidLAND’s costs for marketing and hosting the auction. If there is a Buyer’s Premium on the property, it will be noted on the property details page and in notifications sent to the bidder during the bidding and closing processes.
Proxy bidding is an automatic bidding system used in online auctions. You tell the site the maximum amount you are willing to pay and the system bids for you – only as much as you needed – to keep you in the lead.

What type of deed do you provide?
We provide quit claim deed. It is the most convenient way to transfer vacant lots.
Do the buyer need to sign papers in Front of Notary?
No. The buyer do not need to sign in front of a Notary. Only seller is required to sign in front of a Notary. The buyer can sign the papers online. No printer is required. Payment and Fee.
What forms of payment are accepted?
Wire transfers and Zelle. Credit cards are not accepted for real estate transactions
Is there a buyer’s premium or additional fees?
There is a 5% buyer premium to be paid by the buyer. There is also a $500 document processing and recording fee. It is the seller responsibility to record the deed with the county.
How much time do I have to pay after winning the auction?
The buyer will have 2 business days to pay after winning the auction.
